Is There a Real Estate Shortage in Costa Rica?

Is the Guanacaste, Costa Rica real estate market facing a shortage of inventory!? Buyers and their agents are desperately looking for affordable homes, condos and lots for sale, and it seems that the real estate inventory in many places is reaching a desperate situation with only a few listings for sale.

Let’s be clear, the shortage is happening mainly in the areas tourism hubs of Costa Rica like Playa Flamingo, Playa Tamarindo and Playa Potrero, where demand has gone through the roof. Anyone looking to buy real estate in Tamarindo will be hard-pressed, for example, to find more than a few options for condos under $200,000, and it can be almost impossible to find any Flamingo real estate with a moderate price tag.

Where can you find affordable Costa Rica real estate right now, if you want to be close to an international airport and have access to amenities and the higher standard of living they bring? (On a side note, there is *no* shortage of Guanacaste real estate for sale in isolated, hard-to-access areas. If you want to find jungle to purchase and build your own quiet retreat, the world is your oyster.)

To make two quick ***CORRECTIONS*** here – the Palma Azul 1BR home offered at $130,000 will soon have appliances, furniture and landscaping added to bring the price to $150,000. Also, the *existing* 2BR home in Palma Azul is under contract; we would have to build a new house there.
